About The Property
This 24.7 acre property is nestled in the center
of
a
protected, great neighborhood. Deed restrictions are placed on this land which
prevent subdivision,
restrict manufacturing businesses, abandoned vehicles or other annoyances. All
surrounding properties are valued at more than $1 million. All of these factors
add up to
give you an incredible riverfront paradise, perfect for raising a family, enjoying
retirement or starting out in a new place.

The Front Porch
As you drive
up the paved road to this property, you can park in the gravel parking area in
front of the house. The front porch features four green rockers and porch swing
that are included with the home.
Living Room
This is the
original part of the pioneer home built in the 1850's. It was orginally two rooms
inlcuding a living room/kitchen and bedroom. The floors are original to the home
along with the dowels that hung the doors.
Dining Room
The dining
room and 2 guest rooms behind the dining room were added in the 1990's. Built
by Richard Laughlin, this
portion of the house was designed to look like a log cabin. In-ceiling speakers
and volume control were also added and are part of a multi-room audio system.
Guest Room and Office
Added
in the 1990’s this addition features two rooms and an adjoining
bathroom. The second room can be used as a bedroom or an office.
Kitchen Area and Breakfast Room
The kitchen
and breakfast room were added in the 1980’s
by Richard Laughlin. The kitchen was completed remodeled by the current
owners. The
kitchen was designed by David Ross and Brent Waldoch. It features
cabinets built by Dressen Cabinets of Fredericksburg and granite countertops.
The sinks in the kitchen and bar area are handmade hammered copper.
The
pressed
tin backsplash and cabinetry were painted by Fredericksburg artist,
Keely Smith. Double Dacor electric ovens and convection oven are
just some
of the modern appliances in the kitchen. 2 Bosch dishwashers and
2 Dacor warming drawers
make this area perfect for entertaining. The refrigerator is a 36” GE
Monogram all-refrigerator unit and features the largest shelf space
available.. A separate Hoshizaki icemaker is in the pantry.
The breakfast room features beautiful views and the bar area contains
a Dual-zone, Sub-Zero wine refrigerator.
Laundry Room
Directly off the kitchen, the Laundry room is large and has its own
sink.
Basement/Media Room
The basement area contains the media room and was part of the original
1850’s home. The ceiling is the original floor of the living
room above. The thick limestone walls feature gun ports built as
a defense
against Indian attacks. In 2004, the basement was converted to a
media and an air
conditioning system added to reduce condensation and allow for fresh
air. The projector, screen, speakers, and matching subwoofer are
included with
the home.
Master Bedroom
The floor in the bedroom is original to the home while the
bathroom floor is a recovered antique floor. Designed by David Ross
and Brent
Waldoch
and built by Derek Ross, the bathroom was completely remodeled
in 2004. The gas fireplace was added during this remodel. The vanity
in the
bathroom is a French antique with marble top and long leaf pine
base. The claw
foot tub was painted by artist Keely Smith. Walk-in his and hers
closets are
accessed through the bathroom.
Family Room (Large Addition)
This wing was added in 2005. It was designed by architect John
Klein and designers David Ross and Brent Waldoch with construction
by Derek
Ross.
The focal point is the huge limestone fireplace with a gas
starter. There’s
an electrical plug in the mantle for your Christmas decorations.
The Barn doors close to reduce noise from the kids playing
or to shut off
part of
the air conditioning when this portion of the home is not
in use. The wood from the doors came from an old peanut factory.
Peanut
oil saturates
the
wood still. The doors and windows throughout this addition
and the kitchen office are by Lincoln Windows and are high-end
materials. They provide
a rich wood finish on the interior but are metal clad on
the exterior for longevity. The bathroom was hand painted by Keely
Smith of
Fredericksburg
and it opens to the pool area to minimize wet traffic through
the home. Stained concrete floors are throughout the downstairs
Downstairs Bedroom
The secret room study is hidden by a rolling bookcase door
which was built by Dressen’s Cabinets of Fredericksburg.
This room has very large closets and has its own bathroom.
Upstairs Bedrooms
The two upstairs rooms have lofts which connect for fun.
These rooms each have very large closets and separate
bathrooms. Each room has
a casement
window for fire safety.
Back Patio and Pool
The pool was built by Gary Pools of San Antonio. A
saltwater system automatically manages chlorine
and there is a heater
for hot tub
and pool. The pool
also has a waterfall, fountain and extensive
stone decking. The outdoor kitchen
features a large gas grill. The grill is hooked
into the propane system for the home to eliminate portable
tank
hookups. All
of the eaves of
the main home are wired for Christmas lights,
with dedicated switches.
Ultimate
Treehouse
Tree house was designed and built by Derek Ross
of Fredericksburg. It has electricity and water.
The treehouse includes a modified
premium Rainbow Play
Systems
swing set.
Guest House
The guest
house area features a game room and two bedrooms with bathrooms attached. The
pool table
is a 1932
Brunswick “Wabash” and
is available for sale to the buyer. The
Brunswick pool cue rack is over 100
years old and came out of a pool hall in
downtown Seattle. A mini-kitchen features a Sub-Zero
mini-refrigerator,
sink, disposal,
and room
for a microwave.
Garage and Carport
This area has a 3-car carport and a 1-car
garage with garage door opener. It
has a very large
attic with access
from
a built-in staircase
(not
a wobbly attic stair).
Barn
2 quarters of the barn are enclosed and
lockable.
Outside
- Lawn
The home is surrounded by an extensive orchard. The large field
near the barn provides an excellent spot for recreation.
- Garden
A huge garden is deer fenced and
features several varieties of table grapes, established
asparagus and lavender
beds, flowers for cuttings,
and a thornless blackberry. A separate automated sprinkler
system makes maintenance easy and includes a siphon to deliver
fertilizer through the
drip system.
- Pastures & Property
Two Coastal Bermuda
pastures are ready for horses or other livestock. Near the
river, old oaks, post oaks,
other
types of trees, and wildlife
abound. During the spring, wildflowers cover these fields.
Except for the home and lawn, the property is ag-exempt.
Lone Star Lane is in the process
of being paved. The portion of the expense for this construction
has already been paid by the seller, so you get to enjoy
the new road.
Tank House and Workshop
The 3-legged Aeromotor windmill
near the front yard by
the well house
is from the
Fredericksburg
area.
It features
an
excellent well in the
50-60 GPM range with
great tasting water. The
workshop is air-conditioned and wired
with
220 Amp circuits.
The building is
wired for a hot water
heater
although it
is not
currently being used. The
well pump is wired so it can be easily
switched
over
to
Generator power.
River Front
A large concrete platform
provides drainage and
an area for fishing
and entertaining.
The river
has deep
water
suitable
for fishing,
canoeing, and kayaking.
Bridge access makes boat, canoe,
or kayak dropoff
easy.
